Waddell, AZ is one of many unincorporated communities in Maricopa County. It sits about an hour northwest of Phoenix.
The community is named after Donald Ware Waddell. He was an investor of the New York City firm called Brandon, Gordon, and Waddell. This firm organized the private financing that allowed a dam to be constructed. It now sits on Agua Fria River and creates Lake Pleasant. In 1935, Donald laid out the original town site on his property, located at the northeast corner of what are now known as Waddell Road and Cotton Lane. Donald served on the board of the Maricopa Water District and invested in land through his interests in the Arizona Citrus Land Company and the Waddell Ranch Company. The dam was renamed the New Waddell Dam for Donald’s contributions to the community after his death in 1963. Though the town never developed as planned, the rebuilt post office dating back to 1937 still stands today, marking the original town site. It is said that the original town site was marked by a citrus tree planted during the Great Depression by a farmer named Truman, which stood until February 2009.
Today, Waddell is typically considered to be a smaller part of its neighboring city, Surprise, which has a population of about 123,500. Waddell’s population is much smaller at about 9,400 people. The median age is about 34. About 71% of the population is married, and about half of those families have children. The average household size is 3 people. About 85% of people who call Waddell home are white and about 19% are hispanic. The largest age demographic is 45 to 54 at 16.6%. The second-largest is age 25 to 34 at 14.9%. There are roughly 2,900 households in Waddell. According to bestplaces.net, the average home cost in Waddell is $206,100, and home appreciation is up 17.5% from last year.
